- How do you
advertise vacant properties? Our marketing
program is designed to expose your property to as many
prospects as possible. In 2007, over 64% of our rentals were
derived directly from our internet presence. In conjunction
with our many other efforts; Realtor Referrals, Signage,
Multiple Listing Service, Personal and Professional
Referrals, etc...., we are consistently expanding our
efforts in the Orlando Marketplace to better serve each of
you. This family of websites reaches nearly 3 million
visitors each month.

- How do you screen
prospective applicants? Each applicant fills out a rental
application and we run their credit, three years of rental
history, three years of employment, an eviction search, felony
and conviction search.

- When will I
receive my owner proceeds and statement? We process our
owner proceeds by direct deposit between the 11th and 15th of
each month and then process a second direct deposit around the
20th of each month. Owner statements are available on line
each month and you will actually receive an email when they are
ready to view.

- Who takes care of
maintenance requests after hours? Each of our property
managers are on call 24 hours a day, 7 days a week. Our
phone system is set up to allow our residents to page our
managers after hours in the event of an emergency.

- How do you handle
security deposits? The majority of our homes require one
months rent as a security deposit and an additional deposit and
fee if they have a pet. All resident deposits (per Florida
Statute) are placed in a separate escrow account until the
resident vacates the property.

- What happens if
tenant does not pay rent? The first thing that happens
would be for the property Manager to post a 3 day notice for
non-payment of rent on the front door of the property.
After 3 days (excluding weekends and holidays) has expired and
the resident has not paid rent, we will confer with the owner as
to the plan of action. Once their time has expired, we can
then file for eviction. The eviction proceeds from
beginning to end takes about 30 - 45 days in a normal
uncontested eviction.

- Who takes care of
the maintenance? Hampton & Hampton is fortunate to have
their own maintenance company that performs most of the
day-to-day maintenance of the properties. This affords our
owners with quality work at affordable rates and also gives more
control as to when the work gets completed. On occasion,
we also use outside contractors.

- How do you make
sure the resident takes care of the home? We video tape
all of our properties inside and out prior to a resident taking
occupancy. We also perform interior inspections during the
year with photos and a 3 page inspection provided to our owners.
Each manager also conducts periodic drive-by inspections.
